Home Additions

Many people are recently deciding to upgrade their house rather move elsewhere.  With that being said, additions are becoming more common.  Additions are great and make financial sense for so many reasons:

1. In most recent situations, adding a reasonably-sized addition is more cost-efficient than moving and buying another home, if you consider compounded interest, moving costs, and average years living in a home.
2. After you consider #1, additions typically add a substantial amount of square feet to your house.  Since houses are sold by the square foot, adding more instantly increases the overall value of your house.  A quick, but definitely unofficial, way to calculate the value added to your house is to first review your most recent appraisal (typically you don't want to look at an appraisal that's older than a year) and see the average $ per square footage.  Now consider the 10' x 20', 2-floor addition you plan on adding to your house. In this example, that adds at least 400 sq. ft. to your house.  So if you were in a 1,500 sq. ft. house, you're now almost 2,000 sq ft. and almost increasing it by roughly 25 %!
3. After considering #2, let's assume you're not in a situation where the addition immediately pays for itself...the next question is "how many years will it take to do so?"  Considering recent 2018 reports of homes in the Merrimack Valley have been increasing 12.3% (see Eagle Tribune article by clicking here), you can estimate that even if homes increase by 5% each year, year-to-year, and calculate projections of how soon the addition will pay off.
4. All finances aside, you're also doing it because you (most likely) need the extra space!  Growing families, rentals, etc. typically need more space as time goes by, especially if you're not planning on moving.
5. The addition is done in the style and the way of your liking!  Maybe when you originally bought the house, it wasn't' exactly "how you wanted it" but you settled because it was a decent price.  Well with an addition, we at Skillville Corp. make sure you get the design and overall look the way you want it.
